RIBA Plan of Work
EB Architects offers a full range of architectural services from the inception of a project through to its completion. This journey is split into design stages as the project develops and the requirement for co-ordination with other consultants. As our director is ARB and RIBA chartered, these work stages follow the RIBA Plan of Work. This is industry standard and is widely recognised by construction professionals.
Initial conversation, Introduction meeting and Appointment
The first stage of the RIBA Plan of Work involves defining the project briefing, identifying the client's key criteria, priorities, and design ambitions. Typically occurring before a formal appointment, this stage helps clients understand the architect’s capabilities through an assessment of experience and portfolio. EB Architecture provides information and fee proposals to outline project viability and organisation.
Measured survey and Briefing process
This stage uses previously gathered information to draft an initial project briefing, incorporating feasibility studies, site/building surveys, and a preliminary risk assessment. It includes an appraisal of project costs, informed by similar past projects. The EB Architecture team will support the client with site analysis and feasibility studies.
Final project brief, Initial design and Form & material
At this stage, the client typically receives the first visualisations or drawings of design ideas developed from the project brief. We create an initial proposal that considers environmental, structural, and planning factors. Through meetings, workshops, or correspondence, we discuss iterations of the concept design, providing all materials for the client's review. Based on feedback, we refine and further develop the scheme before the next meeting.
Planning
During this stage, a coordinated design begins to take shape. Once a preferred design option has been identified, the EB Architecture team will refine the design, addressing the surrounding context, cost considerations, and construction implications. This process culminates in an application for statutory planning approvals.
Detail design, Tender and Interior design
Following planning approval, the design is developed in technical detail in collaboration with specialist consultants.
This stage has two parts:
1) The first part involves creating a package of documents for the submission of Building Regulations to either Building Control or an Approved Inspector;
2) The second part refines these details further, resulting in a comprehensive package that can be competitively tendered.The Architect’s services for tendering submission include:

Detailed drawings;

Schedule of work;

Specifications (a document outlining how to build according to the agreed design). One of the benefits of working with an experienced architect such as EB Architecture is that we are able to put forward names of suitable contractors, sub-contractors, and professionals.

EB Architecture can support the tendering process by advising on contract types or acting as Contract Administrator. At the Construction stage, when the design is complete, the Contractor takes over the site to carry out work per the Schedule of Work and building contract, both off-site and on-site.
As Contract Administrator, our role includes overseeing the building contract between the client and contractor, monitoring on-site progress, certifying contractor payments, and reporting to the client.
Contract Administrator duties include:

Tendering;

Preparing contract documents;

Requesting instructions from the client, as well as issuing them;

Regular site visits and co-ordinating with site inspectors to ensure work is carried out as specified;

Issuing construction progress reports;

Settling on procedures for the issuing of certificates, commissioning and testing, reporting defects and more;

Issuing interim certificates (detailing payments to be made by the client to the contractor);

Documenting defects and issuing making good certificates of said defects;

Issuing the final certificate.

We ensure a clear and timely exchange of information, ideas, and updates among team members, and clients, to keep everyone aligned with project goals. As the client’s representative for the project, we focus on ensuring that the project aligns with the client’s interests and goals and make sure that every aspect of the project reflects the client’s vision.
